When To Use a Rent Increase Notice

Common situations:

  • When the landlord updates the month-to-month rent after the required notice period;
  • When the lease ends and a new term begins with a new rent amount;
  • If upgrades in the real estate were made (e.g., new appliances, repairs, or added features);
  • If property taxes, insurance, or maintenance costs increase;
  • If similar properties in the area charge more, and the landlord wants to match that.

When not to use a rental increase form:

Step 1: Name the parties

Step 2: Write the date of the notice

  • Add the date when the landlord sends the rent increase form. It must come before the rent increase starts — usually 30 days or more ahead.

  • Explain the reasons for the higher rent;
  • Mention the current rent;
  • Clearly state what the new rent will be.
